New rules for rental extensions

The legal framework for rentals in Spain has recently changed, affecting both landlords and tenants. At the end of April 2026, Parliament repealed the measure that allowed mandatory extensions of rental contracts.

What did the previous regulation include?


The regulation approved by the Government allowed rental contracts to be automatically extended until 2027 in certain cases. Its aim was to provide greater stability for tenants during a period of rising prices.


What has changed now?


On April 28, 2026, this measure was repealed. As a result, the obligation to extend rental contracts after their expiration no longer exists.


What does this mean for landlords and tenants?


From now on:


Landlords are no longer required to renew contracts.

Tenants cannot demand automatic extensions.

Contract continuation depends on mutual agreement.

Ongoing cases


Requests submitted between March and April 2026 may still be valid, depending on individual circumstances.
